At KLT Architects we create bespoke architectural designs that seamlessly integrate with your lifestyle.

We are a new architecture firm based in Marlborough who specialise in residential, small commercial and education facility architecture with projects ranging from new builds, additions and renovations to school alterations.

We fuse architecture and spatial design, creating bespoke spaces that enrich the lives of those inhabiting them. Along with external and internal spaces, we are able to integrate interior fit-out including joinery, wall finishes, lighting, flooring, fixtures and fittings.

We aim to design inviting, high quality, practical solutions with an emphasis on comfort and energy efficiency.

Our innovative approach means we are not afraid to push the boundaries in order to create unique and sustainable spaces with a bespoke feel.

Our Design Process

    • An Initial client briefing (preferably in person) to discuss your vision, inspiration, design ideas, budget, the site, the process and timeframes.

    • A letter of engagement outlining our proposed fees along with an agreement for architectural services is then drawn up for your approval. Once approval is received, we begin the design stages.

    • We will inspect your site and access conditions, constraints and advantages.

    • Investigate and analyse site information and District Plan requirements.

    • Undertake a site measure for existing houses and model in our 3D drawing package (ArchiCAD).

    • An initial concept will be drawn up and presented, based on the your brief and site limitations and advantages.

    • Any separate consultants will be identified which may be required for the project and we will facilitate their appointment. They could include: Geotech Engineer, Surveyor, Resource Consent Planner, Structural Engineer, Fire Engineer.

    • If necessary, we will model the site based on a topographic survey.

    • Prepare a Preliminary Design based off the agreed concept with drawings showing site plan, floor plan, elevations, sections and 3D views.

    • Prepare an outline specification of the proposed materials.

    • At this point it may be prudent to seek an independent Quantity Surveyor to provide a preliminary estimate of cost based on this Preliminary Design to ensure the estimated construction costs fit within your budget. We can facilitate this.

    • We will also determine the need for a Resource Consent and prepare drawings to be included in the application if necessary. We would facilitate a Resource Consent Planner to undertake the consent application on your behalf.

    • Once you are happy with the Preliminary Design it will be refined further and incorporate design input from other consultants.

    • The specifications will be updated including proposed materials and finishes.

    • We will also consult with territorial authorities on any building specific issues.

    • Drawings are finalised.

    • The specification of materials and finishes is also finalised.

    • The documentation for the Building Consent application is prepared and lodged.

    • We will response to any Requests for Further Information on your behalf from the local council regarding the application.

    • If the design project is to be tendered, we will prepare the contract documents and oversee the procurement process which includes assessing suitable contractors.

    • Manage the tendering process on your behalf.

    • Coordinate the signing of contractual documents between yourselves and the selected contractor.

    • During the build, we will work as a project manager liaising between yourselves, the builder and other sub-contractors on site.

    • Regularly visit site during construction to observe progress and compliance.

    • Answer any project queries.

    • Process variations as required.

    • Provide any necessary supplementary documentation.

    • Assess and certify any progress payments.

    • Complete the Practical Certification components.

    • Assess any defects and issue certification.

    • Review any warranties.

These are the usual steps in the design process, which we work methodically through. Each project is different though and some projects will have all the steps and others only selected steps.
